The private villa market has always evolved in response to what wealth clients actually want — not what developers assume they want. Based on current demand patterns across France, Switzerland, the UAE, and the Mediterranean, these are the eight features that define the category’s upper tier right now.
1. Infinity pools with unobstructed views This has been a baseline requirement for years. In 2025, the expectation has evolved: the pool must be architecturally integrated, heated year-round, and positioned to create genuine sightline privacy from neighbouring properties. Wealth clients in Santorini and the Algarve are specifically requesting two-pool configurations for adult and family use.
2. Private chef with international certification Not a caretaker who “can cook.” A trained, credentialed chef with documented experience in the cuisines relevant to the client’s background. For Middle Eastern wealth clients, this frequently means dual expertise in Lebanese, Gulf, and European culinary traditions.
3. Dedicated wellness infrastructure A spa room is no longer sufficient. Wealth clients expect a fully equipped wellness suite: steam room, hammam, massage tables, cold plunge, and ideally a dedicated wellness practitioner available on request. Luxury resorts have set this standard; private villas are now matching it.
4. Cinema room with current-release access The private screening room — blackout curtains, Dolby-calibre sound, 4K projection — has become a standard expectation among wealth clients booking private villas for extended stays with families.
5. Embedded smart security Discreet, professional-grade security systems including perimeter monitoring, access control, and — increasingly — provision for a resident security detail. Particularly requested by executive travel clients from the Gulf and high-profile European family offices.
6. Marine access or boat provision For coastal and island villas, private jetty access and a villa-managed boat — whether a rigid inflatable for day excursions or a full motor yacht charter co-ordinated through the estate — has moved from luxury to expectation in destinations like the French Riviera and the Croatian islands.
7. EV fleet and transfer vehicles Luxury real estate clients in France, Switzerland, and the UAE increasingly expect a private vehicle fleet at the villa: at minimum two electric vehicles and a larger transfer vehicle for airport runs and group excursions.
8. Embedded concierge with local relationships Not a list of restaurant recommendations — a human concierge with genuine relationships: a Michelin-starred chef who will come to the villa, a yacht broker who answers on weekends, a private jet operator on first-name terms. This is the service standard that separates elite private villas from the merely expensive.
